 Design Service

            Rockport Homes can take your ideas and work with you to design a home that fits your budget and living style.

 

 Foundation Construction

            The foundation is the support system of your home.  When setting a modular home it is vital that your foundation is built with high quality materials and workmanship.  When Rockport Homes provides your foundation we:

1)      Use a 3,000-pound concrete mixture with metal rebar.

2)      Walls are 8’ high and 8” thick and set on concrete footings.

3)      The slab is 4” thick and concrete filled lolly columns are used to support the floor of your home.

4)      Basement windows are included.

5)      The snap tie areas are filled with water plug and the outside of the foundation is sealed with a waterproof coating.

6)      We install pressure treated sill plates and sill seal on top of foundation walls.

7)      A set of wooden, basement stairs are included.  Both sides of the stairs are framed and sheet rocked for your safety.

8)      For an additional fee, a bulkhead can be installed and includes the extended foundation area, a Bilco C door and a set of wooden stairs for easy access.       

 

 Heating System

            Rockport Homes installs an oil fired, hot water baseboard system which includes:

1)      A Beckett burner with a steel New Yorker boiler and Tjernlund Power Vent.

2)      A 275 Gallon oil tank.

3)      Copper heating lines with Slant-Fin registers.

4)      Plumbing for heating system on the second floor is stubbed on unfinished cape style homes.

 

 Electrical Hook-Ups

            Our electrical hook-ups include:

1)      A 200 AMP service panel with 40 circuits is used for Classic and Lighthouse series homes.

2)      Hard-wired smoke detectors (with battery back up) are used in the basement, bedrooms and kitchen.

3)      One washer receptacle and one dryer receptacle in basement, as required.

4)      Eight porcelain, overhead light fixtures are installed in the basement.

5)      One GFI outlet is installed near the electrical panel.

6)      Meter trim and weather head are installed in preparation for electric company hook-up.

 

 Plumbing Hook-Ups

            The plumbing hook-ups include:

1)      One washer hook-up in basement, as required.

2)      One frost-free exterior faucet.

3)      All domestic plumbing is completed and includes PVC pipe for wastewater disposal.

4)      Second floor is stubbed for plumbing in unfinished cape style homes.

 

 Interior and Exterior Tie-Ins

            After your home is set on its foundation there are some interior and exterior items that need to be taken care of.  Rockport Homes will complete the following tasks:

1)      Tie-in the carpet, vinyl or other flooring at the mate walls. Trim mate walls at room openings.

2)      Install exterior rake boards and siding at end walls. 

3)      Provide and install 2 sets of permanent, pressure treated steps with railings.

4)      Professionally clean the interior of the home prior to your moving in.  Clean and dispose of construction debris.

 

 Follow-Up Service

            Batteries for both the door bell and the smoke detectors should be changed once a year.  If these devices begin to beep, battery replacement is necessary.
